EXTERIOR – wall finishes, flashing, trim, doors, windows, decks, steps, railing, eaves, soffits, fascia, vegetation, drainage, driveways, walkways, garage door and safety controls ROOFING – type, drainage system, flashings, skylights, chimneys PLUMBING SYSTEM – supply pipes, fixtures, faucets, leaks, cross connections, drain waste and vent piping, proper drainage, water heater, safety controls, venting, flues ELECTRICAL SYSTEM – service entrance conductors, grounding, entrance panel, overcurrent devices, amperage, branch circuits, operation of outlets, switches, installed fixtures, polarity, GFCI`s and AFCI`s HEATING and COOLING SYSTEMS – type, safety controls, operating controls, energy source, venting, registers, fans, pumps, ducts, filters INTERIOR – walls, ceilings, floors, stairways, counters, cabinetry, doors, windows VENTILATION and INSULATION – type and amount, attic, kitchen, bath and laundry venting systems Inspections are usually scheduled within 48 hours of notification. We realize and respect people’s lifestyles; that’s why we are flexible and available 6 days a week, Monday thru Saturday. If the only possibility is Sunday, accommodations will be made. On the day of the home inspection, it is absolutely necessary that all utilities (water, gas, electric) be turned on so we can fully check the functionality of these systems. Our fee schedule varies, just like the homes we inspect, so please contact us and we will give you an accurate quote for the property in question. You will provide square footage and any unique characteristics of the property. We do not base our fee on features like the age of the property, number of windows, fireplaces, skylights, etc., etc., as others do. There are no additional fees for pool/spa inspections and every home inspection includes a free mold inspection. We are neither the cheapest nor the fastest. If this is what you`re looking for, please choose another company (there are many). Now is not the time to cut corners. Saving $50--$100 now could end up costing you thousands in repairs that weren't discovered before the deal was closed.
